Job Description

Building operations and maintenance:

  • To ensure the building is maintained to a high standard of cleanliness and operational performance
  • To ensure that the building is operated in line with South East Dance’s Environmental Responsibility policy, including the management of waste and minimisation of energy and water usage
  • To plan and manage a programme to ensure the day-to-day, cyclical and long-term maintenance of the building’s premises, services and equipment
  • To ensure the smooth and compliant running of activities in the building on a day-to-day basis
  • To maintain high standards of customer care for all building users
  • To manage operational and maintenance budgets
  • To manage essential services including security, cleaning, utility supplies, waste disposal and cleaning
  • To ensure all systems and equipment are kept in good working order and to organise repairs as required
  • To liaise with Savills estate management as required on estate-wide issues including management of the public spaces, waste, cleaning, security and Health & Safety
  • To attend Operations Team meetings
  • To line manage the Visitor & Events Support staff (two F/T roles)

 

Health & Safety and compliance:

  • To take the lead on compliance with all Health & Safety, licencing and fire regulations within the building
  • To work with the Head of Production on procurement and compliance of theatre equipment and use
  • To ensure that all Health & Safety protocols are kept up-to-date and take into account the needs of the activity programme
  • To ensure that all staff (including casual staff), tenants and other regular building users are trained in building functions, security procedures and Health & Safety as appropriate
  • To work with the Executive Director to ensure that South East Dance remains compliant with the terms of our lease for the building with Brighton & Hove City Council
  • To ensure fire safety including risk assessments, evacuation procedures, equipment maintenance, staff training and fire drills
  • To prepare Health & Safety risk assessments for the building, equipment use and activities within it as required

 

Procurement:

  • To monitor and procure utility services, equipment, tools, furniture and other building related items as required
  • To procure and supervise contractors (cleaning, maintenance, required servicing and inspections etc.)
  • To ensure that pricing for all procurement is competitive

 

Environmental responsibility:

  • To take a hands-on role in managing, monitoring and reducing energy use in the building, understanding the integration and functionality of PV, AHU and HVAC systems and how these contribute to energy use and conservation.
  • To lead on South East Dance’s environmental responsibility work, with the Executive Director
  • To attend meetings of the South East Dance Green Team
  • To ensure that all procurement is informed by South East Dance’s commitment to environmental sustainability
  • To ensure that building operations contribute to South East Dance’s commitment to environmental sustainability
  • To participate in training and organise training for staff to ensure our environmental work is informed by the latest information and thinking on the climate emergency
  • To gather data to enable South East Dance to track and improve its environmental performance
  • To support and contribute to annual reporting on environmental performance
  • To contribute to internal and external communications on our environmental work

 

General duties applicable to all South East Dance staff

  • To undertake all activities in compliance with South East Dance’s policies and procedures in particular those for Equality & Diversity, Safeguarding, Environmental Responsibility and Health & Safety
  • To promote the values and activities of South East Dance
  • To participate in the staff appraisal scheme and undertake training and professional development activities as required
  • To attend regional and national meetings and conferences as appropriate
  • To undertake occasional Welcome Desk cover and duty management in The Dance Space as required
  • To be a key holder and to lock and unlock the building on departure and arrival as required
  • To undertake such other duties as may from time to time be allocated by the Artistic Director, Executive Director or the Board of Trustees

 

Person specification

Essential 

  • Demonstrable experience of buildings/facility and energy management
  • Knowledge and training in up-to-date Health & Safety legislation and requirements
  • Experience of preparing operational procedures, protocols and risk assessments
  • Experience of planning and co-ordinating day-to-day, cyclical and long-term maintenance
  • Experience of competitively procuring goods and services
  • Direct line management experience and successful team working
  • A commitment to environmental sustainability
  • Demonstrable experience of customer care and a commitment to our vision of The Dance Space being welcoming to all

 

Desirable

  • Experience of managing an arts/cultural building
  • An interest in dance/the arts
  • Certified Health & Safety training
  • Ability to carry out basic maintenance e.g. carpentry skills, painting and decorating, non-specialist plumbing/electrics

 

Terms and conditions

Job title: Building & Sustainability Manager 

Responsible to: Executive Director 

Hours: 37.5 per week 

Contract: Permanent 

Holiday entitlement: 22 days per annum plus Bank Holidays and three discretionary days to be taken if agreed between Christmas and New Year 

Probationary period: Three months 

Notice period: Three months 

Office base: The Dance Space

Salary: £30,000 p.a.
