The Building Manager Job Description and Person Specification

The Building Manager will have lead responsibility for the strategic oversight and operation of The Dance Space.

Key areas of responsibility are:

  • Ensuring the efficient, economic and environmentally sustainable use of the premises, facilities, plant and equipment
  • Being the accessibility lead for the building and ensuring that it is operated in a way that makes it welcoming for all users
  • Ensuring that the building and the way it is managed and run is safe and legally compliant 
  • Ensuring that our activities in and outside of The Dance Space are sensitive to the needs of other Circus Street residents, businesses and visitors
  • Managing The Dance Space in a way that contributes to our vision of the building being a place that is accessible and welcomes everybody on an equal basis.


The Building Manager will be responsible to the Executive Director and responsible for the Receptionist(s), Technician, cleaners, front of house/stewards for events and service/maintenance contractors.


Key tasks

Building operations and maintenance:

  • To lead on the building’s accessibility
  • To ensure the smooth running of all activities in the building on a day-to-day basis
  • To ensure that the building is maintained to a high standard of cleanliness and performance
  • To ensure that the building is operated in line with our Environmental policy including minimisation of energy and water use within the building 
  • To develop, implement and maintain high standards of customer care and maintain excellent relationships with artists, community partners, tenants, hirers, visitors and other building users
  • To ensure that appropriate operational and technical support is provided for all our own internal and external events and for building hirers
  • To manage operational and maintenance budgets
  • To plan, organise and ensure best use of equipment and resources and take responsibility for all equipment/stock and materials on the premises 
  • To have lead responsibility for security and access to The Dance Space including ensuring the access card system is regularly updated, CCTV is monitored and all alarms are in working order and regularly tested.  To ensure that use of CCTV is General Data Protection Regulation compliant and liaise with authorities if follow-up is required
  • To manage a programme to ensure the day-to-day, cyclical and long-term maintenance of The Dance Space’s premises, services and equipment 
  • To plan essential central services including security, cleaning, telecoms, utility supplies, waste disposal and recycling
  • To ensure that all systems and equipment are kept in good working order and to organise repairs as required 
  • To oversee the use of the specialist sound/lighting systems by visiting artists and external hirers and ensure that the equipment is kept in a good state of repair 
  • To liaise with Circus Street estate management company on management of public spaces, waste, cleaning, security and Health and Safety arrangements
  • To be principle key holder for the building and oversee key-holding and access
  • To keep records for safety checks and maintenance and keep records of staff training such as manual handling, Control of Substances Hazardous to Health.


Health and safety and compliance

  • To take the lead on compliance with all Health and Safety, licensing and fire regulations within the building 
  • To ensure that all Health and Safety procedures and protocols are kept up to date and reflect the activity programme and any constraints (e.g. Covid)
  • To be responsible for training South East Dance staff (including casual staff), tenants and regular building users in all building functions, security procedures and Health and Safety requirements
  • To ensure that all activities within the building are compliant with the terms of South East Dance’s lease with Brighton & Hove City Council
  • To ensure fire safety including, risk assesments, evacuation procedures, equipment maintenance, staff training and fire drills
  • To prepare Health and Safety risk assessments for the building and for specific activities
  • To ensure appropriate temporary licences (e.g. for the sale of alcohol on the premises) are obtained 
  • To be the lead First Aider and Fire Warden and Deputy Designated Safeguarding Officer.


Procurement and supervision

  • In liaison with the Executive Director, monitor and procure building insurances, ad-hoc and cyclical maintenance, utilities and Information Technology equipment
  • In liaison with the Executive Director, procure and supervise contractors (cleaning, maintenance etc.)
  • In liaison with the Executive Director, procure furniture, fixtures and fittings to suit South East Dance’s activities on an ad-hoc basis as required
  • In liaison with the Programming team, ensure that all events have appropriate levels of casual staffing and to be responsible for the engagement and supervision of casual staff.


General duties applicable to all South East Dance staff

  • To undertake all activities in compliance with South East Dance’s policies and procedures in particular those for Equality and Diversity, Safeguarding, Environmental Sustainability and Health and Safety 
  • To promote the values and activities of South East Dance
  • To participate in the staff appraisal scheme and undertake continued professional development activities as required
  • To be a key holder and to lock and unlock the building on departure and arrival as required
  • To undertake any other tasks as may be reasonably requested from time to time.


Person Specification


Essential experience and skills

We will consider relevant transferable skills as well as direct experience

  • Demonstrable experience of building management, operation and maintenance
  • Knowledge of Health and Safety requirements 
  • Experience of preparing operational procedures and protocols and risk assessments
  • Experience of co-ordinating maintenance/installation/set-up of essential services
  • Good technical knowledge of Information Technology telephone, alarm systems and confidence with basic operational matters in areas such as audio-visual equipment, plumbing and electrics
  • Experience of competitively procuring and managing support services, cleaning etc.
  • Experience in a managerial role, managing at least two other people 
  • Ability to work well as part of a small team
  • Good organisational and administrative skills
  • Experience of successful customer care and a commitment to South East Dance’s vision of The Dance Space being welcoming to all

  • A recent enhanced Disclosure and Barring Service (DBS) certificate check or willingness to be DBS checked if appointed.


Desirable experience and skills

We will consider relevant transferable skills as well as direct experience

  • Experience of managing an arts/cultural building
  • An interest in dance/the arts
  • Ability to carry out basic, non-specialist maintenance
  • Experience of managing properties owned by the local authority.


Terms and Conditions


Salary:                        £30,450 p.a.


Pension:                      Employer’s contribution of 3% after three months of employment


Period of contract:     Permanent


Hours:                         37.5 per week including evening and weekend work.  (No overtime is payable but time off in lieu may be taken)


Annual leave:             22 days per year plus statutory holidays.  After two years employment an additional day per year will be added until a maximum of 25                                      days is reached.


Probation period:       Six months


Notice period:            Three months
